According to Abhiram Sitakalin, CEO of PARK PLUS, reducing parking spaces through robotic systems while increasing the number of housing units could lower home prices. During a meeting in Bangkok on March 6, Sitakalin revealed that Thailand’s robotic parking market is growing annually and is currently valued at $300 million. He emphasized that the key to robotic parking is maximizing retail space by minimizing parking areas.

Urban Density Challenges in Korea and Thailand Fuel Confidence in Robotic Parking Solutions

PARK PLUS is a Thai partner of SEMPER M, a global robotic parking company. Sitakalin, who holds a master’s degree from KAIST, has strong ties to Korea. His experience with Korea’s soaring housing prices and Thailand’s rapid urbanization convinced him of robotic parking’s potential, leading him to enter the business. Later, in 2013, he introduced the MP System, SEMPER M’s robotic parking solution, to Thailand.

Sitakalin explained, “We can construct more residential units by enhancing space utilization through robotic parking. As land values skyrocket, robotic parking will become the only viable option.” 

Bangkok’s urban congestion now surpasses that of Seoul. As a top global tourist destination, the city faces annual surges in real estate prices and vehicle numbers. Real estate developers struggle with regulations requiring one parking space per 120 square meters of floor area. 

The MP System’s main advantage is its parallel parking capability. Unlike traditional lots with ramps between levels, robotic parking systems move cars vertically, optimizing space use. This technology can fit up to 21 vehicles in an area typically accommodating just nine, reducing underground construction costs. It’s gaining attention worldwide as a solution to urban parking shortages. 

Sitakalin noted, “While the initial cost of robotic parking may seem higher, the ability to add more apartment units in the saved space ultimately leads to cost savings.”

Highlighting the Benefits of Efficient Space Utilization

Sitakalin attributes the MP System’s popularity to its versatility in accommodating various vehicle sizes, from standard cars to vans and larger vehicles. This feature is particularly valuable in tourist-heavy areas where larger vehicles are common.

Sitakalin stated, “Anyone can increase parking capacity, but our MP System uniquely accommodates larger vehicles, setting it apart from other robotic parking solutions.” 

Initially, PARK PLUS faced challenges due to its unfamiliarity with robotic parking in Thailand, as drivers preferred to park their vehicles. However, acquiring customers has become easier as robot parking awareness has increased. Starting in 018, it has completed about 10 projects.

Sitakalin emphasized, “We’re actively promoting how businesses can utilize limited space. Robotic parking technology ultimately makes the addition of amenities like basketball courts, golf courses, and cinemas possible.”
